Services include:
Full listing coordination from pre-listing to up to accepted offer
Schedule any cleaning, staging, photography and sign installation if needed (these services to be paid to vendor separately by agent)
Prepare listing required documents; Agency Disclosure Brochure, Representation Agreement, IMLS Data Input Form, MLS Status Disclosure, Property Condition Disclosure Form, Lead Based Paint Disclosure (as applicable), including any brokerage specific required disclosures (Due Diligence Disclosure, Wiring Fraud Advisory Notice, etc.)
Update taxes, schools, directions as found in public records (for properties that have not been listed before, features and additional information may be required)
After your review and approval, send documents for electronic signatures
Create your electronic brokerage transaction file (Skyslope, Dotloop, Command, Paperless Pipeline, M Files, etc.)
Submit executed documents to your brokerage electronic file
Create folder and upload executed documents to your Dropbox (if you have one)
Input data in MLS and activate listing
Attach completed disclosures and any additional information provided (CC&Rs, plat maps, floor plans, features) to MLS associated documents
Photo selection and upload to MLS
Entry of open houses in MLS (if any)
Prepare RE16A addendums to the Seller Representation Agreement as needed
Update MLS with status changes, open house entry, any updates of information as needed
For order completion, please provide the following information (or we will default to terms in parentheses below when completing and then send to you to review and approve):
-Seller(s) name and email address
-Property address
-Term commencement date ("Go Live" to be active in the MLS)
-Term expiration date (or default to the end of the sixth month from commencement)
-Projected date for “Coming Soon” in MLS, if applicable
-List price
-Acceptable financing (or default to FHA, VA, Conventional, IHFA and Cash)
-Commission total and listing and selling commission percentages (or default to 6% with 3% listing and 3% selling)
-Any items included/excluded in the sale (or default to nothing included and seller’s personal property excluded)
-Is there a mortgage on the property and are payments current (or default to 1st mortgage and yes)
-Default to your MLS and seller authorizes AVM/Blogging/Advertising (or any they don’t agree to)
-Target housing (we will update based on year built in tax records)
-Agency selection (or default to limited dual agency)
-Any other terms or conditions
-Would you like the listing/TC fees deducted from your commission at closing or passed along to be Seller paid and added as a term on the agreement?
-HOA set up/transfer fees (if applicable, and if unknown we will find the last listing in the area, copy information and have you verify)
-Agent/public remarks for the listing
-Is the property vacant or occupied
-Showing instructions (call first/use lockbox, appointment only, etc.)
-Preferred date for photos and access for photography and we will schedule
-Flyer template preference (or default flyer A) -Sign post installation will be scheduled for the day prior to activation in the MLS
-Open house dates and times (if any)
