(Non-agent for one party or FSBO is double ended.  If contract is completed with an RE21 Real Estate Purchase and Sale Agreement or RE24 Vacant Land Real Estate Purchase and Sale Agreement.  If you are the listing agent, you must have MLS authorization to input and maintain your listings, granted by attending MLS Input and Maintenance class and broker approval, or your broker can authorize us to assume their identity to enter on your behalf.  See our Listing Launch packages if you would like additional listing services.  Cancelation/termination fee of $150.)

Services include:
  • Full transaction coordination from the time of an accepted offer to closing
  • Update MLS status to pending and sold (if you are the listing agent)
  • Create your electronic brokerage transaction file (Skyslope, Dotloop, Command, Paperless Pipeline, M Files, etc.) and monitor for compliance
  • Open escrow and distribute executed documents to title, lender, co-agent and your client
  • Create folder and upload executed documents to your Dropbox (if you have one)
  • Review contract and establish calendar of tasks
  • Monitor compliance with contract terms and remind you of deadlines
  • Prepare requested addendums, electronic signings and distribute/upload executed documents to brokerage compliance file
  • Schedule home inspections and confirm access
  • Order home warranty, well/water testing, septic inspection/pumping, surveys, and assist with scheduling any due diligence as you direct (as applicable)
  • Coordinate title company receipt of mortgage payoff authorizations, Trust Certifications, Operating Agreements, Power of Attorneys, or other necessary documents required to close
  • Obtain and distribute repair/service invoices and receipts provided
  • Schedule re-inspections as you direct necessary
  • Track with lender to follow loan progression, appraisal completion, closing disclosure acknowledgement, closing document delivery to title
  • Schedule final walk-throughs as you direct
  • Schedule closing appointments, provide information to title if mobile notary is required, provide clients with utility information to continue/discontinue services

For order completion please provide the following information:
-Contract documents and disclosures (share your Dropbox folder or email each file)
-Copy of Earnest Money and loan approval letter (if already obtained)
-Complete client contact information (if not included on contract)
-CBS code (if you are the listing agent and there will be an inspection)
-Client’s marital status and if they will be in town for closing
